Retrofit Express would like the opportunity to fulfill your retrofitting needs. The services we offer to Realtors, Sellers, Buyers and Escrow Companies during the point-of-sale process are provided to facilitate the transition and satisfy requirements at close of escrow. We also help homeowners to safeguard their homes when no sale is involved.

To retrofit a property means “to provide with parts, devices or equipment required by State and local ordinances, which were not in existence or available at the time of construction or prior sale”.

In the City of Los Angeles some of the required ordinances are:

1) Smoke detectors
2) Ultra low-flush toilets and low-flow shower heads
3) Water heater strapping and bracing
4) Tempered-glazing for sliding glass doors
5) Seismic gas shut-off valves

In the City of Santa Monica the required ordinances are:

1) Smoke detectors
2) Ultra low-flush toilets and low-flow shower heads
3) Water heater strapping and bracing

Ordinances vary for some of the surrounding cities, but most are the
same as the County of Los Angeles and require:

1) Smoke detectors
2) Water heater strapping and bracing

Retrofit Express inspects the designated property and submits an estimate before any work is done. Upon acceptance of the estimate, the retrofitting is done and a detailed statement affirming that the property meets regulatory codes is sent to owner/agent and to escrow together with a Certificate of Compliance.

Retrofit Express is fully state licensed and insured to work throughout the Los Angeles area – including the county as well as the cities. We are also on the Bay Saver Program’s list of preferred contractors for retrofitting services in Santa Monica.
